The appraiser, Janet Wolfe, did not use adequate comparable houses and did not use the builder that built the house to get replacement value pricing. The appraisal submitted was at least 10% low and the comps were not even sold in the same year our house she was appraising. Our Realtor came up with a list of current comps that she was not able to find. The market in 2015 was very strong and the appraiser did not take into effect that houses were only on the market an average of 10 days.
