Invitation Homes (IH - South Florida) is the worst property management/investment company when it comes to residential maintenance and response to rental and maintenance issues. They defer all the maintenance issues until you move in, then you complete the online maintenance requests and then you meet with the appliance guy, plumber, roofer or whom ever they have call you to fix their problems. When the repair people don't show after you have taken the day or half-day off, IH homes resolution is to reschedule. Why don't they have bonded IH employees meet with these repair people, it's for their property!! The people at IH whom I have talked with were all friendly enough but highly ineffective in acting upon our requests or resolving our problems. They all work in silos and bounce you around from one person to another and you get so tired of it that you want to give up. We had a blue tarp on our roof for the whole year we lived in the house and made several requests to have it removed. Each roofer they sent said they were not authorized to remove it however assured us the roof was not leaking. When you are ready to move out, definitely get the inspection two weeks beforehand. I wish the IH representative who handled our closeout would have been more informative. Their attorneys handle the deposit refunds. They lean heavily on their contracts so read it very carefully. I can't say everything I'd like to but know these guys are really difficult to deal with.
