We purchased a foreclosure property that had been vacant for about a year and it needed quite a bit of work. So seeing that this was our first time with this type of purchase we felt that our lender was probably best suited to direct us with this type of project. We relied on the lender to guide us because the property was appraised at a value that was lower than the current market value because it had been vacant and distressed. The lender put us in touch with John Bagjas of All Walls Construction who we felt was a capable and experienced contractor after meeting him at the property. Now we live in an area that has hundreds of historic homes ; so reliable and capable contractors are all around us but, we thought things would probably go smoother if we kept everything under the same umbrella. Boy were we wrong ! From the very beginning warning signs were popping up that should have told us what type of guy this clown is. His bid figures were pretty high on exterior scrapping and caulking and painting of the exterior. His bid on the interior was also very high which included a lot of things that we did not ask for, so we went back and forth to eliminate the cost of the things that he padded to increase the cost of the budget and line his pockets. The boiler had to be addressed as well as the hot water heater and missing pipes and also electric work. We told him that we needed a 220v outlet in the kitchen for our range and also the bathrooms were going to be reworked. He said no problem. We also were going to have all new lighting throughout the house along with wood flooring sanded and refinished and carpeting in some rooms. Again no problem ! Well when the appraisal came back lower than expected, which meant we were going to have to put out more money out of pocket, he said no problem and started lowering the cost of alot of things that he was overcharging for. The bank made us address some items that were not in the bid like gutters, tuckpointing and chimney work. All of a sudden it was amazing how some of the items that he was so adamant about replacing that we were going back and forth about were not needed anymore! To make a long story short he he charged 14k on an exterior paint job that did not include sanding of the wood siding. Just replace some old wood, caulk, scrape and paint. Very lumpy appearance. The interior is completely carpeted . All of a sudden the wood floors were to thin to refinish . You would think an experienced contractor would know this from day one. He tried to pawn off old used bathroom vanities on us thinking he could get them installed before we could see the date labeled on the inside that said 2005. Never gave us an option on faucets and tried to install a 7" deep kitchen sink . We told him we wanted antique white kitchen cabinets and again he said no problem. Well when he brought samples over he did not bring any antique white cabinet samples! I knew exactly what he was going to do and sure enough he installed the white cabinets and said they were going to antique them. After seeing the shoddy antique job that they performed on the sample he knew that we would just go with the white cabinets that they already installed! SHYSTER !!! We thought they were going to install the bathroom mirrors above the vanities . NOT ! He told us that he would install the lighting when we purchased it. Which he only hung 2 ceiling fans and 2 outside lights. I've been installing the rest of the lighting in the house myself. This project started in May and we were finally able to move in the second week of October. In the middle of all this there was the drama of him complaining to us about the lender not releasing draw monies for him . His subcontractor moving so no work was being done for more than a week because of it. Having only one guy working on the house 90% of the time. One time when he did not get the draw monies fast enough they just stopped working ! No communication or anything for over a week !! Him constantly telling us how many things he did in the house for free! When he would suggest certain things that he could repair and we told him to go ahead and repair it ; that we would pay out of pocket he was very friendly and nice. When we would tell him that we did not want this extra or that extra at this time and he could not make any extra money off of us then he would all of a sudden stop all verbal communication.We had 2 chairs stolen from the house and about 8 nite lites. We had windows broken that he said he would replace along with the 2 stolen chairs. He tried to make it seem like it was our fault that the lender was not giving him draw monies fast enough, although he seems to have a problem communicating cordially with people. When we finally moved in the boiler that he fixed would not stay lit and the drain pipes in the basement were all leaking. I had mentioned to him a month or so before that there was a drain pipe leaking in the basement . Well he had to have the boiler guy come out and replace a major part on the boiler and they had to rod out the pipes. He tried to blame this on us saying the pipes were fine before and he does not know what we did "living it up in this house" . We were in the house for 1 week when this happened ! The other thing he said was that he was going to have his guy fix the windows they cracked and drop off the 2 chairs; but no one showed up ! When we compained to the bank about not signing the last release of payment until this was taken care of HE THREATENED TO PUT A LIEN ON OUR PROPERTY ! This is not a contractor you want to do business with . He will lie to your face and tell his workers how easy you are to get over on. He kept his workers from painting the radiators that he had to replace. I had to practically beg them to hook up the 220v for the stove after we moved in . Because he claims it was not in the bid even though I mentioned it to him from day one and about 15 times over a 5 month period. They laid down the vinyl flooring in the laundry room over holes that were cut in the floor around the radiator pipes . I had to make them fill thoses holes and then put down the vinyl ! I could not believe they were going to leave it that way !! He should not have taken on a large job if he does not have the finances to carry it out until he gets paid ! I've never had a contractor beg me for money "because he's broke" . He will have karma come his way just like all the other people that take advantage of people. You reap what you sew Bagjas ! My advise would be to Google him before you hire him !
