No use in trying. Ethical companies don’t exist

I am a first time homebuyer. I took all af the right steps and trusted my loan officer and agent. It turns out the person that was handling my loan was friends with the sellers agent who's mother was trying to sell the property. There were many problems that needed to be solved. Including plumbing problems, a kicked in door, a nonworking range, garage door inoperable, etc. As shown in the inspection. I negotiated with the seller and they met me half way. Then the appraisal came in which American Financing sent to the sellers agent (illegal) and the property appriased $10000 below value. The seller told me they just wanted to dump the property during the inspection. During the whole process my mortagage agent was rarely available and I got shuffled between numerous people who would not answer phone calls. Heck, at this point I did not even know who to email. Then when I decided not to pay the overage I was told my loan would be recalculated and I could no longer make an offer on another home at the same price. I was made to feel ashamed of being FHA and having student loans. I feel as though I should be looked at as an asset, having 2 degrees furthering myself with education. I don't know what to think at this point other than I hope my children don't get out of college only to berated in trying to own their own home.
