I had Rels do my home appraisal for PMI removal and I didn't have any issues. I read a lot of the reviews on here and was worried about my appraisal because of it. In some cases I think people with issues may not realize how home appraisals work. You may have spent 200k in upgrades but that doesn't make your home worth 200k more. If you read the form you see that things are kinda basic: number of beds and baths, sq feet, etc. The room for interpretation come with the home condition and most upgrades don't bring up the appraised value by much. I used websites like Zillow, Redfin and Trulia to see what they estimated the value would be and it ended up falling in those ranges. Also if your neighborhood has short sales and foreclosures that will hurt you.
