Lender fraud

Bought a house from a relative with our purchase agreement stating a sale price of 90k. GTE sent me an "addendum" changing the sale price to double that, and the other half was a gift of equity. So the closing costs and fees were based on the 180k. Plus, their title company charged $5 for every 1k of the purchase price. Closing documents were not received until the closing date. Had to call them to receive my copy of the documents and still have not received a copy of the appraisal which I paid up front for.
