Leap Property Management from my experience has to be one of the worst companies I have ever had to deal with. When I was doing my first walk through of the property there was a ton wrong with the place, and they stated they would be repairing it over the next 30 days before I moved in. A week prior to move in the day I did my final walk through with my realtor and the place was still in bad shape. My realtor asked did I still want to lease, and I told her no however I already signed the lease and when I asked could void it I was told no without a fee even though there was so much damage to the place. First Incident- the owner was to come and change out the doors and the window treatment as the previous person had a dog and damaged the property bad. However, the owner never came and still to this day the window and door is still damaged. Second incident- the garage door fell on top of my car, and I was stuck in the garage. When I informed the property management they told to call one of their vendors to schedule an appointment, when I called the vendor informed me that they didn't like doing service orders for this company because they do not pay their invoices and hen they do they complain about the cost. I begged the vendor to come out and even paid for him to do the service due to fear of him not being getting paid by the company. Third Incident- They use a 3rd party portal for tenants to pay their rent. I made a payment on the 1st and their portal didn't process the payment until the 5th and the company charged me 10% in late fees and $25 per day. They informed me of this via email that I had late fees due to this. Once I called, they told me that they don't own the port, and it's my responsibility to make sure the rent is to them by the 1st. Fourth Incident- I dropped off my rent on January 2nd via cashiers check, due to not wanting to use their portal anymore. They didn't process the check until the 4th, and they added 10% late and never informed me but sent a confirmation email they received my payment. On 2/1 I went to pay my rent, and they tell me I owe a late fee of over $800 due to the 10% fee and $25 per day for the whole month of January. I was in complete shock and asked them why would I have a late fee if my rent was dropped off before the 4th and why no one inform me I had a late fee, they told me that they do not have to tell me I have a balance with them, I signed a lease and I should've been looking at the portal. I explained to them, I have a time stamped for the January 2nd. I told them of course and cashiers check printed close to noon from a bank will be dated for Monday due to them not being open. They told me oh well I would still have to pay the late fees. If my lease was not up in the next four months I would break my lease. They require a 60-day notice to break the lease. My lawyer has to review everything and the day my lease is up this company will have a rude awakening due to all the damaged to the property and the documented proof of them saying they will fix things and never did, plus the crazy late fees. User's recommendation: Please do not settle and do your homework.
