May 19th, Judy Jamison, from Pinnacle Properties, was sent by Rels Valuation to appraise my home. She had already pulled up comps before looking at my home. She asked me in my entry way, before looking at my house, what I hoped to have it appraised for. I told her I needed 351,000 in order to drop MPI. She laughed, and said, good luck. She said she had trouble finding comps. The houses in my neighborhood are custom homes. I asked her if she got house the across from me that just sold, and she didn't know. I told her I had remolded and updated my kitchen and bathrooms with granite, and her reply was everyone has done that. Her appraisal came back at $335,000, over 100,000 dollars less than it's value. I filed a 26 page reconsideration report, including things that were required. After hours on the phone....many phone calls weeks later, i was informed the reconsideration came back at 351,000, only to be told by Wells Fargo that I now need 370,000 to drop the PMI. And oI am not allowed to protest the reconsideration, or speak to the person that looked at the 26 pages I sent in. Some of the errors.....she said my house is a Ranch with a basement . It is a raised ranch, with walk out. She not mention the mother in law apartment with it's own kitchen. She said it is forced air heat, I have hot water heat. I have 2700 sq. feet about ground living area. Her comps were 13,000 sq. ft ranch houses, in 3 different zip codes from track homes. I am not just going to accept this inaccurate appraisal . This is no longer about the MIP. It's about the unjust way I have been treated the last 2 1/2 months. I Will seek legal advice if I don't get a fair appraisal. I had a realtor come over last week. She found Comps within a mile of my house.....she would list my house for 450,000. Through all this, I have never been given a phone number to talk to the person that determined my home value and I submitted 26 pages showing the mistakes. That person is in Minnesota or somewhere, and I am in Colorado...I am ready to fly to Minnesota to find that person to discuss this! Marian Bliss
