Gus Frangos purchases investment property, hides the property under the guise of an LLC, collects rent money, and then fails to pay his own property taxes and mortgage payments. Gus Frangos is in charge of all of the property in the Cuyahoga County Land Bank. The Land Bank actively targets others that fail to timely pay their property taxes in an attempt to take their property via tax foreclosure.
