1) You will have a very competent appearing individual visit to do the sales job. He will have all the right tools & credentials & pictures to make you feel like his company knows what they are doing and knows the remedy for your cracked foundation. He will inform you that their services are quality, in high demand, and priced competitivly. 2) You will never see the individual mentioned in step #1 again, even if you call him with a concern after the job is over. You will have a rag tag crew of hole diggers show up at your house led by one "experienced hand" who jacks up your foundation with little of the engineering & surveying that you were sold in step #1 ...and a whole lot of "es bueno no?" guesswork. 3) Prepare for them to lift your house and drop it over and over again as they jack and set piles. That is due to a combination of them wanting to hurry to get the job done and a lack of "fine adjustment" in their hydraulic jacks as they release the jack pressure too rapidly in that last little bit of lowering after each pile drive. This will make your house shutter and what little cracks you had here and there will be more prominant....and new ones will appear. 4) Be prepared for new issues due to not compensating for the original slab foundation having been poured with some slope. In other words; you want level...? you get an attempt at level no matter that the house wasn't built level in the first place. You can imagine what the resulting lift does to your internal framing and sheetrock. 5) Be prepared for the pier holes to be inconsistantly filled and tamped such that you have depressions which latter need to be filled. 6) Be prepared for the company to have no interest whatsoever in what complications their lift caused to your house structure. No doubt you should expect things whenever foundation work is done....but the reality is, if more careful work was done...and more engineering employed in the process (to truely understand the structural problems at hand)...then less destruction and more long term remedy would be the result. 7) The reality is that there are many outfits like this in Houston. The soils are a nightmare and the building practices on them are almost verging on unethical. That makes the market for foundation services virtually unlimited....and most homeowners are easily sold "a story" as they fear the resale value of a home with foundation problems. If you talk to many that have had work done you will find a large percentage that will tell you that they aren't sure the work helped that much in the long run. Few companies do a good job partially because doing so would be expensive, and partially because they are trying to combat the effects of poorly made foundations poured on many feet of seasonally swelling/contracting soils. 8) I guess what bugs me most was that this company really sold me on their ability to do this job with care & precision. In the end they did the job no differently than any of the other outfits that bid on the job with straw boss & hole diggers. 9) Last bit of advice. If you have this kind of work done (which I would never again do in Houston) hire a third party engineer (one you are sure is not in cahoots w/ the foundation company). Make sure that engineer is onsite supervising the lift and that the foundation company is ok with that (they will hate it, every company I talked to suggested that third party engineers cause them nothing but trouble, gee I wonder why).
